Stage 3 The right agent for your property
When choosing a right letting agent consider their operational hours, available to conduct viewings and what kind of target-market they will choose to market your property. These facts are very important in order to obtaine the maximum price for your property.
Stage 4 Marketing the property
We will provide you with a comprehensive marketing package as we have a large database of professional tenants. Your property will be marketed with the latest marketing technologies available. And will be live on our website within 24 hours, alongside local information, location maps and a printable colour brochure (when agreed).
Stage 5 Advice on the latest 'Health & Safety' regulations
Landlords have obligations to ensure that their properties are compliant to current regulations for the safety of gas appliances, electrical appliances, and any furnishings provided in the property. We always advise our landlords and if needed we also arrange the necessary inspections accordingly.
Stage 6 Maximising the number of viewings to the property
Our agents will be available on the phone lines are open 9am-8pm, six days a week. With our long term opening hours we can achieve best results.
Stage 7 Professional applicants interested to rent are found
As soon as professional applicants interested to rent has been found, we will apply for references on landlord’s behalf. We’ll request credit checks, follow up references and get in touch with you if any potential problem is spotted.
Stage 8 Paperwork preparations
Next we’ll draw up a tenancy agreement that sets out exactly the terms of your contract with your tenant, including any special requirements you have. We’ll send you and your tenant copies to sign, all you have to do is check it, sign it and send it back to us before the tenancy starts. We will forward a copy of their signed agreement to you and your signed agreement to the tenant. Finally, the inventory records the contents and condition of your flat or house at the point when your tenants move in. Because it’s so important that this is impartial, we recommend a specialist inventory company to be used.
Step 9: Paying the 'security deposit' and moving in
Before the tenancy starts, the successful applicants ‘the tenants’ will pay a security deposit and the first advance monthly rent to us on your behalf. As soon as all funds have been cleared in our clients account the tenants move in. The independent inventory clerk will be there to check the tenants in, and we will arrange for them to get the keys.
